Here are 10 Tips for Getting More Real Estate Leads on Social Media

Before social media became so popular, it was so easy to use. All you needed to do to get Twitter traffic and leads was to post!

Honestly, I wish that was still the case today. However, it is not. When posting online, you must adhere to several rules.

In order to maximize my client's social media following, I use these tactics:


It's all about being consistent.


So let's talk about consistency, because it's all about being consistent.


Consistency is the key to social media marketing. If you're going to be successful on social media, you need to be consistent with your messaging, content and frequency. You need to be consistent with your schedule and tone of voice as well as branding.


That last one is especially important if you're a real estate agent or company that has multiple agents working in different offices across the country (or globe). Your brand should be the same wherever your audience finds it—on Facebook Messenger or Twitter @replying back randomly after someone tweets something interesting they see while scrolling through their feed (like this).

Create a professional-looking profile.


You want to create a professional-looking profile and with the help of Canva templates you can do so.

  • Use your real name, not your nickname or initials. It’s easier to find you that way, and there’s no need to hide behind an alias.

  • Use a professional looking photo of yourself—not one from college, high school, or even last year! Make sure it's recent and doesn't show you in anything that could be considered risqué (no swimsuits!) or offensive (no political flags).

  • Create the same kind of cover photo for your Facebook personal page as well as Instagram: something eye-catching but not too busy; featuring either yourself or something related to property investing/real estate; relevant to the audience you're targeting; between 1:1 and 2:3 ratio (i.e., it should look good on both desktop computers and mobile phones).

Be real and show personality.


You want to be a real person, not a robot. Click the image above or here to see the perfect example of this. She's one of my favorite Realtors on Instagram.


You want your followers to feel like they know you personally, not just some faceless corporation. If you're the type of person who can't bring yourself to smile at a stranger on the street or make small talk with the cashier at Starbucks, then don't try and do it on social media! Being genuine is the key here.


If you're an extrovert and love talking to people all day long (and maybe even enjoy making them uncomfortable), then great! That's your personality—own it! Let that shine through in everything that you do on social media.


If you have a sense of humor and can poke fun at yourself every now and again (or even better: all the time), then share those qualities with potential clients as well by posting jokes about how hard it is being an agent sometimes or showing off pictures from inside open houses where everyone looks like they're having so much fun because they're living in someone else's house for free...but really because they actually like each other's company!


Be unique within your niche.


Don't be afraid to be different.


This is a powerful, yet easily overlooked point. People are likely to follow you online if you offer something different from the norm and your competitors. Do you know what that means? It means don't just do what everyone else does (or at least don't do it exactly like they do). Take some risks and experiment with new techniques or ideas until you find something that works for your specific niche or target audience.


Use keywords to your advantage.


Social media is a great way to get more real estate leads, but you need to put some thought into it. Just like you would when optimizing your website, choose keywords that will help people find you and help people engage with you.


Here are some ideas:

  • Use keywords in your profile - If someone is searching for a real estate agent in the area, they may want one who specializes in home sales or has experience selling homes on short sales. Use those terms in your profile so that when potential clients search for them on social media, they’ll find you.

  • Use keywords in tweets - Tweets with relevant hashtags tend to get higher engagement rates than tweets without hashtags (and thus more clicks). This means that if someone searches for “#RealEstateAgentNorthMiamiBeachFL” after following the link from their Google Alerts email or Facebook newsfeed post about how agents can use social media to get more leads…you don’t want them clicking on another page before they see yours! Make sure there are no typos or incorrect capitalization here either; every letter matters when it comes time for ranking algorithms at Twitter HQ!

Tweet about affordable rentals and for sale listings (not to just about condos).


This is a great tip if you want to get more leads, but it's not exactly what you're thinking. You see, the real estate industry has been facing some serious competition in recent years due to the rise of the Internet. This means that there are plenty of properties for sale and rent on social media platforms like Facebook and Twitter, and if your target audience sees those listings on their news feeds they'll start to question why they should work with you over an online broker or agent.


That's where this tip comes in: tweet about affordable rentals and for sale listings (not just condos). Make sure that at least half of your tweets are focused on these types of properties so that people know what kind of homes/apartments/properties you specialize in selling/renting before reading any further details about how great your services are!


You can also tweet about other topics related to real estate such as home improvement tips or advice about downsizing after retirement age; anything relevant will be helpful for building trust between yourself as an expert within this field must always keep his audience engaged with fresh content being shared regularly via social media sites like Facebook & Twitter.


Market by geographic location rather than by templated messages.


To understand who your market is, you need to know where they are–and that means learning about the local neighborhoods and cities. Tap into Google, Facebook and other social media outlets to find out what people in your area are talking about. What are their concerns? What do they like? Who do they follow online?

Once you have a good understanding of what's trending in your area, start using those keywords in all of your social media posts.


For example: if there is an upcoming event at a local park (such as a food festival), then use that keyword in one of your posts when marketing around it (i.e., "Come join us at our booth tomorrow!"). This will help attract local traffic by targeting people who live near the park rather than just general users nationwide or internationally.


One common mistake many real estate agents make is thinking that everyone wants to see exactly the same thing across social channels—but this isn't true! Think about how different platforms work differently for each user depending on their interests and needs; for example, LinkedIn will often provide more professional advice whereas Instagram might focus more on lifestyle topics such as travel or fashion trends.


Write original blog posts, not copied from others.



DELIVER VALUABLE CONTENT!


Giving is the key to social media success. Social media leads are almost impossible to get now. Depending on your preferences, you could spend 100% of your time on social media. Once they land on the website, ask for business.

I recommend providing only high-quality content and information when starting out. Feature events and activities in your area. Promote those neighborhoods heavily online by providing them with tons of value. Watch the video above for more insight.

  • Create an engaging profile page. Instagram, Facebook, and Twitter are all excellent ways to increase brand awareness and reach potential clients. Make sure your profile pages reflect your values and mission as a real estate agent!

  • Post regular updates about your business. People who follow you on social media will want to know what's going on in your world—be it new listings or open houses, industry news or info about upcoming workshops and seminars related to real estate (including yours). They may even want to find out where they can buy a cupcake from you after hours! The best way to build up this kind of relationship with followers is by posting regular updates about what's happening in your life as a Realtor® or other industry professional.

Besides the above-mentioned tactics to get more real estate leads on social media, you must keep at the forefront that bringing something unique to the online marketing industry is key. BE YOU! There's not another you out there so give your target audience a fresh new face and style that they will not be able to resist. They'll watch your reels, your video tours, and read your articles.
